A property management firm in Palm Springs that manages 300+ single family home, apartments and condos. We are seeking a full-time Property Manager to handle the role of working with and executing new lease agreements by screening applications, working with new incoming tenants, drafting leases, and working towards a completed lease agreement ready for hand off to our staff. The right candidate must have strong people skills being able to portray the most professional image possible to the public over the phone, email, and in person.

• Prepare all lease-related paperwork in an accurate and timely manner; be able to explain all lease documents to new and existing residents
• Conduct initial walk thru of a newly assigned home under management
• Ensure property is ready for tenant occupation
• Review monthly statements of all assigned owners prior to funds being sent
• Conduct walk thrus of property after tenant vacates
• Responsible for rent collections, posting and depositing of all rental payments in a timely manner
• Responsible for inputting new properties for lease
• Responsible for input including prospects, traffic, applications, leases, move-outs, deposits and closing reports
• Develop, refine and effectively implement excellent telephone skills; specifically to respond to site visits or telephone inquiries, conduct site tours, and effectively lease apartments
• Comply with all affordable housing program requirements
• Follow the established policy and procedures in the qualification, screening and acceptance of applicants for residency
• Maintain company customer service standards; respond to resident requests and work with residents to resolve resident problems and complaints; follow through to ensure issues are resolved
• Effectively monitor all income, including delinquencies within set time restrictions
• Ensure that all physical aspects of the property are at all times fully functional and in attractive condition
• Assist with the Security Deposit Itemization

• Transport funds to the bank as required by Company policy

QUALIFICATIONS
• Must be a high school graduate or equivalent; college degree preferred
• Ability to understand and communicate in English; ability to accurately perform intermediate mathematical functions
• 3+ years property management experience required, previous experience with affordable housing and tax credit knowledge a plus
• Ability to deal well with residents, prospects and vendors
• Professional image with strong customer service, administrative and organizational skills.
• Strong time management skills and ability to prioritize
• Knowledge of on-site maintenance requirements including dealing with vendors and contractors
• Knowledge of Appfolio Property management software or similar property management software
• Ability and access to drive a car; valid drivers license and current automobile insurance is required; must furnish automobile to make bank deposits and run property errands as required; must have the ability to drive without jeopardizing the safety of customers, residents or fellow employees

Rick James, Staffing Manager, brings over 25 years experience in Staffing and Human Resources to Proper Solutions. Starting in 1986 Rick worked for Roberta Enterprises, a woman-owned Staffing Company in the Bay Area. As Operations Director and he helped grow the company from 3 Branch Offices to 8 Branch Offices and 5 On-Site operations at Pacific Gas & Electric, AAA, VISA and two Silicon Valley companies Bindco & Sequel together employing over 500 Temporary Employees. In 1998 the company sold to a National Staffing Company, CORESTAFF Services and Rick stayed on as the VP of Operations-Northwest Division.

In 2003, Rick was hired as an Area Operations Director for Pitney Bowes Management Services where he managed 22 teams of employees that were on-site operations of 22 companies, services out sourced internal mail pick-up and delivery, shipping & receiving, large copy room, legal records

In 2005, Rick moved to the Desert and worked for Proper Solutions for 1-year, then took the Recruitment Manager position with Morongo Casino Resort & Spa for 8 years returning back to Proper Solutions in 2014
